Georgian residence permit through property in 2026: the $150,000 threshold and what to verify

Buying property remains one of the grounds for a short-term residence permit in Georgia, but from 1 March 2026 the minimum property value rose to $150,000. Here is what that means in practice and which mistakes most often cost buyers their eligibility.

The $150,000 threshold: what changed

According to the published legal review, from 1 March 2026 an applicant must own property with a total value of at least $150,000 (previously $100,000). Several properties can be combined, and permits issued before the change are renewed on the previous terms. Whether a specific purchase qualifies is always confirmed by an immigration lawyer under the current version of the law.

Which properties qualify

Residential and commercial property qualifies, as does land other than agricultural land. Title must be registered to the applicant personally: a purchase through a company does not create a personal basis for a permit.

How value is confirmed

What counts is not the contract price but the value confirmed by an appraisal accepted by the migration authority. Hence a classic mistake: buying at a contract price of $150,000 while the appraised value sits below the threshold. Order the appraisal before the deposit, not after registration.

Term, renewal and family

A property-based permit is issued for a limited term and renewed while ownership continues. Family members can generally obtain permits on the basis of the applicant's status; document lists and processing times are confirmed with the Public Service Development Agency.

What to verify before the deposit when residency is the goal

The sequence is the same as for any purchase, plus a few residency-specific points.

  • Appraised value of the property, or the combined properties, is not below the threshold.
  • Title is registered to the applicant as an individual, without share structures that break the basis.
  • The building is commissioned: a claim under a developer contract is not a qualifying basis.
  • No encumbrances that would block registration or a later renewal.
