The buyer's representative, not the seller's
In Batumi the buyer is almost always helped by an agent the seller or developer pays. That agent is interested in closing on the property with the larger commission; verifying risk is not part of the model.
We work under the buyer's mandate: we search the whole market, verify the property before the first payment and negotiate in your interest. Any seller commission is credited in full against our fee.
The method: legal, physical, economic
For every property we run three independent checks, and a recommendation for the next step appears only after all three.
- Legal: title, seller, encumbrances, whether the deal structure is permissible.
- Physical: actual condition, commissioning status, floor area, technical risks.
- Economic: rent, occupancy, costs, net operating income and exit price by scenario.
A transparent fee
The fee is 3% of the transaction price, reduced by every documented commission we receive from the seller or developer. When the seller pays 3%, the buyer's remaining fee is $0.
A $500 intent retainer starts document review, valuation and address disclosure, and is credited in full when a deal closes. Fee, retainer and offset terms are fixed in the agreement before work starts.
The process: from brief to registration
The buyer's path is built so money moves only after verification.
- Brief: your criteria, budget, timeline and goal. It commits you to nothing.
- Mandate and shortlist: a whole-market search on your terms.
- Verification before the first payment: legal, physical, economic.
- Contract: refund grounds and the conditions for proceeding.
- Closing and title registration, handing the verified package to the immigration lawyer as the basis for a residence permit.
Where we work
Batumi and all of Georgia. We work remotely in Russian and English: verification, negotiation and contract drafting happen before you arrive, and a deal can be completed through a representative under a notarised power of attorney.
